Are there any tips you may have to selling your house For Sale by Owner?

I am wanting to put my house on the market and sell it quick. In order to not lose any $$$, I need to sell it with out a realtor. Are there any tips that you may have to selling for sale by owner? Also, I am a single woman so what are some ways that I can keep myself safe while showing the property? Are there any red flags to be aware of?

I tried to sell my house FSBO but had no luck. The best advice I can give you is to look at realtors who are top sellers with local compaies that serve your marketplace. Also some realtors have the title of Re Listing Experts that have better luck selling your home than others who are just realtors, because they know how to deal with slow moving homes.


So if you call a company you are interested in and ask for the relisting expert then review her or his sales record as the top performer, then you know they have a larger base of buyers or better marketing proceedure than others.


This may allow you to boost your price a tad to cover what you would have saved as FSBO, although it is not pleasant to try to sell your home by yourself and you will not get much exposure.


If you go with a relisting specialist tell them you would like to do a shorter contract period with them in case they don't perform or bring lookers in. Most won't do this but should the way the market is now.


Maybe 3 months as oppossed to 6, unless you are happy and want to keep them after 3.


Either way you know you have the right person for the job.





Only other way on your own is do a rent to own, an atty can help you with that, a real estate lawyer. That will relieve your monthly payments and assure you cash at a future date unlesss buyer defaults in which case you get your house back.

FSBO sellers often find they can't attract good traffic, because realtors won't put them in their road show. Also, potential buyers do NOT want to meet the owner (the person who decides to sell or not). That is why the real estate agent earns his or her pay--the buyers can dis the house all they want without fear of pissing off the owner.





Once you find a buyer, you will have to hire a lawyer or a realtor to do the paperwork properly. Buyers won't be tolerant of FSBO sellers who botch paperwork or cause delay because they don't know the ropes.





I suggest this approach to save money and do a good job: find a real estate broker who will sell for less than 6% commission. Say, 4%. That way, the broker pays 3% to the buyer's broker, and keeps 1% for all his hard work. Oh, wait. That doesn't sound appealing to a businessperson.
